Everything Starts With the Farmer

At Iroquois Valley, the farm is at the heart of everything we do. Investors choose to work with us because of our unwavering commitment to farmers and our efforts to build a regenerative economy that supports organic agriculture.

We provide organic, regenerative farmers with secure, long-term access to land through leases, mortgages, and post-investment support. To date, we have invested in more than 70 farmers across 20 states, impacting over 36,600 acres of farmland.

Concentrating Capital on Farmland Hubs

Iroquois Valley’s farmland investment strategy is designed to accelerate regional transformation by concentrating our farmland investments in areas with the greatest potential for organic, regenerative agriculture to thrive. We call these areas our farmland hubs.

Hubs are more than groups of individual farm projects — they are anchors for farmer ecosystems. By creating clusters of organic farms, we strengthen local infrastructure, expand market access, and deliver long-term value to both farmers and investors.

We are currently developing hubs in Illinois, Indiana, Ohio, and Montana, with new opportunities emerging in the Midwest and Pacific Northwest. These regions were chosen based on portfolio density, farmer partnerships, and proximity to strong organic markets.

Why Hubs? Focused Investment. Amplified Impact.

Our experience has shown that farmers succeed when they are part of a community. Regions with multiple organic farms foster knowledge-sharing, resource-pooling, and resilience. Conversely, when a farmer is isolated in a predominantly conventional farming region, the challenges are greater and the likelihood of success decreases.

The strategy also supports portfolio strength. If a farmer exits, land within a hub is more likely to transition smoothly to another organic operator in our network. This keeps certified organic farmland in our portfolio and sustains regional momentum.

What We Look For in Hub Development

When selecting hub locations, we evaluate both land qualities and farmer readiness to ensure meaningful scale and investor alignment. New hub areas are formed with these criteria in mind:

➤ FARMER AVAILABILITY – Regions with a 50-mile radius that contain a pool of mission-aligned farmers ready to access land and grow.
DENSITY OF PROVEN SUCCESSAreas where organic communities are already strong or emerging with a track record of financial success.
INVESTMENT AT SCALEInitial land investment exceeds 160 acres or $1.5M and follow-on investment opportunities exist.
➤ GEOGRAPHIC & CLIMATE VIABILITY — Land naturally suited to organic production without reliance on irrigation.
➤ SUCCESSION OPPORTUNITIES – Places where farmland is transitioning from aging landowners to the next generation of farmers.
MARKET ACCESS – Proximity to buyers, processors, and supply chains that support strong economics.
TECHNICAL SUPPORTAvailability of agronomic expertise, mentorship networks, and partnerships.

Measuring Hub Performance

Once established, our farmland hubs are evaluated on their ability to generate lasting results in four key areas:

ENVIRONMENTAL IMPACTSoil, water, biodiversity, and climate resilience improve with investment.
➤ NETWORK EFFECT – Each new farm strengthens the ecosystem through shared learning and collaboration.
ADJACENT OPPORTUNITIESCo-investment in infrastructure (e.g., storage, processing) enhances both farm and hub economics.
OPERATIONAL EFFICIENCIES – Oversight and management become more effective with regional clustering.

Our farmer relations team prioritizes growth within our current hub strategy areas.
